Maintenance contracts, explained

What is a commercial air conditioning maintenance contract?

A commercial air conditioning maintenance contract is an agreement for scheduled, preventative servicing of the systems on a site. Instead of calling someone when a unit fails, the contractor visits on a set frequency, cleans and tests each unit, records what was done and flags problems early, so systems stay efficient and breakdowns are less likely.

How often a site needs a visit depends on the equipment and how hard it works. Heavily used systems, kitchens, dusty environments and comms rooms usually need more frequent attention than a lightly used office. Coola Air Conditioning sets up commercial maintenance contracts across Brisbane's northern suburbs, from Narangba to the Brisbane CBD, with the visit frequency and scope agreed for each site after a free site visit.

How a contract works

A maintenance plan built around your site

No two sites are the same, so we don't sell a one-size package. We look at what you have and how it is used, then agree a schedule and scope that makes sense.

Free site visit to list every unit and how it is used
Visit frequency agreed per site, not a fixed package
Each visit logged, so you have a service history for the building
Faults flagged early and quoted before any repair work
Why preventative maintenance

Fewer breakdowns, lower running costs

Planned maintenance costs less than lurching from one breakdown to the next.

Fewer surprise failures

Worn parts, blocked drains and low refrigerant get picked up on a scheduled visit, not on the hottest trading day.

Lower power bills

Clean coils and filters let systems run efficiently instead of working harder for the same result.

Longer equipment life

Commercial plant is a big investment. Regular care helps it last, and pushes replacement further out.

Healthier air for staff and customers

Clean filters and coils mean fresher air and fewer musty smells through the space.

A record you can show

A logged service history helps with lease obligations, building management and budgeting.

One less thing to chase

Visits are scheduled ahead, so maintenance happens without anyone needing to remember it.

Maintenance contract FAQs

Commercial maintenance questions, answered

Everything you need to know before you book. Still unsure? Just give us a call.

The scope is agreed for each site, but a preventative maintenance visit typically covers cleaning or replacing filters, cleaning coils, clearing condensate drains, checking refrigerant and electrical connections, testing controls and overall performance, and logging what was done. Anything that needs repair is reported and quoted before work starts.

It depends on the equipment and how hard it works. Many commercial systems are serviced on a quarterly or six-monthly schedule, while heavily used systems, kitchens, dusty sites and comms rooms can need more frequent visits. We recommend a frequency for your site after looking at the systems and how they are used.

Commercial maintenance is quoted per site, because the number and type of units, access and visit frequency all change the cost. We visit the site for free, then send an upfront, itemised proposal.

Yes. We maintain existing systems as well as ones we install, including Mitsubishi Electric, Daikin, Fujitsu and Haier equipment, and will tell you honestly if a unit is reaching the end of its life.

We look after commercial sites across Brisbane's northern suburbs, from Narangba to the Brisbane CBD. If your site is nearby but not listed, give us a call.
