VRF air conditioning for multi-zone commercial buildings

Variable refrigerant flow systems run many indoor units from shared outdoor plant, each with its own control. They suit offices, medical suites and multi-tenancy buildings where different rooms need different conditions.

VRF, explained

What is VRF air conditioning?

VRF (variable refrigerant flow) air conditioning connects many indoor units to one or more shared outdoor units through a single refrigerant network. The system varies how much refrigerant goes to each indoor unit, so every room or zone can run at its own temperature, and the outdoor plant only works as hard as the building needs. VRV (variable refrigerant volume) is the same technology under another manufacturer's name.

VRF suits buildings with many rooms or zones that need individual control, such as offices, medical and professional suites and multi-tenancy buildings. Some systems can heat one zone while cooling another. Coola Air Conditioning works on VRF / VRV systems across Brisbane's northern suburbs, from Narangba to the Brisbane CBD.

How VRF works

Many rooms, shared outdoor plant, individual control

VRF replaces a wall of separate outdoor units with a compact bank of plant, while still giving each room its own control.

Many indoor units on one refrigerant network
Individual temperature control for each room or zone
Variable-speed outdoor plant that matches the building's demand
Cassette, ducted and wall indoor units on the same system
Why VRF

Where VRF earns its place

VRF is a bigger investment than splits, and it pays off in buildings with many zones and long running hours.

Zone-by-zone control

Each office, suite or meeting room runs at its own setting.

Efficient at part load

Variable-speed plant only works as hard as the building needs at the time.

Less outdoor plant

One compact bank of outdoor units instead of a unit per room.

Flexible indoor units

Mix cassettes, ducted and wall units to suit each space.

Heat and cool together

Heat-recovery systems can heat some zones while cooling others.

Needs specialist servicing

A large refrigerant network needs regular, careful maintenance to stay efficient.

How it works

Working on a VRF system

Whether it's a new system, a service or a fault, it starts with understanding the building.

1

Free site assessment

We walk the site, look at the space, the loads, the ceiling and the plant locations, and talk through how it is used.

2

Upfront, itemised proposal

A clear quote with the equipment, scope and inclusions spelled out, so you can compare and plan.

3

Planned, tidy install

Licensed, ARCtick-certified technicians install to a schedule agreed with you, and leave the site clean.

4

Commission & handover

We test and commission every unit, show your team the controls and set up ongoing servicing if you want it.

VRF FAQs

VRF / VRV questions, answered

Everything you need to know before you book. Still unsure? Just give us a call.

None in practice. VRF (variable refrigerant flow) is the general name for the technology, and VRV (variable refrigerant volume) is the same technology under one manufacturer's name.

It depends on the building. A ducted system conditions an area from one central indoor unit, while VRF runs many indoor units, each with its own control, from shared outdoor plant. VRF tends to suit buildings with many separately used rooms. A ducted or cassette system is often simpler for an open floor.

VRF systems are designed for each building, so the cost depends on the number of zones, the indoor unit types, the pipe network and the plant location. We assess the building and quote it properly.

VRF systems usually run long hours in commercial buildings and benefit from a regular preventative maintenance schedule covering the indoor units, outdoor plant, controls and the refrigerant network. We recommend a frequency for your building after looking at it.
